Most all of the current receivers are in fact leased so you'll need to call Directv and ask whether you can activate it or not.  If they allow it you'll need to buy a new card ~$20.  So far as I know, if you have a HD receiver, you must subscribe to HD service.  If you have your account on autopay they will sometimes credit the HD fee ($10/month).
